Estimate of Stamp Duty Land Tax for a residential purchase in England and Northern Ireland, using the rates we last checked in October 2026. Scotland and Wales have their own taxes, and other rules (company purchases, shared ownership, mixed-use or leasehold premiums) aren't covered. This isn't tax advice — your solicitor will confirm the exact figure for your purchase.

Costs to budget for besides the price

The deposit and stamp duty are the big numbers, but they are not the only ones.

  • Stamp duty (use the calculator above)
  • Solicitor or conveyancer fees
  • A survey or valuation of the property
  • Mortgage arrangement and lender valuation fees, where charged
  • Searches, such as local authority and drainage
  • Removals, and any furniture or work the new home needs

Both calculators give estimates only and are not financial or tax advice. Stamp duty rates last checked October 2026.
