Block management, run properly.
Looking after the building so the people who own and live in it do not have to: the budget, the contractors and the meetings.
What we do
The running of the building, taken off your hands
Service charge budgets, contractor supervision, AGMs, and liaison with freeholders and leaseholders — run properly.
Service charge budgets
We prepare the annual service charge budget so every leaseholder knows what is being spent, and why, before it is spent.
Contractor supervision
Cleaning, repairs and maintenance of the common parts are carried out by contractors we supervise, so the work is done and done properly.
Annual general meetings
We organise AGMs so the people who own and live in the building can see how it is run and have their say.
Freeholders and leaseholders
We liaise between the freeholder and the leaseholders, so questions and concerns go to one place and get an answer.
Who it is for
Freeholders, landlords and residents
A block with more than one flat needs someone to look after the parts everyone shares: the roof, the hallway, the lift, the gardens, the insurance. Block management is that job, done for the freeholder, a residents' management company, or the landlord who owns flats in the building.
How service charges work
Leaseholders usually pay a share of the cost of running the building through a service charge, set out in their lease. The charge covers things like cleaning, repairs to the shared parts, buildings insurance and the management itself. It should be a fair reflection of what the building actually needs, and leaseholders are entitled to see how it was worked out.
Major works and consultation
Larger jobs, such as a new roof, are called major works. When a leaseholder's share of the cost would be more than £250, the law requires the landlord to consult leaseholders before starting (the Section 20 process). Skipping it can limit how much can be recovered, so it is worth getting right from the start.
This is a general guide, not legal advice. Every lease is different, so the lease and the current law decide what applies to your building. Last checked October 2026.
