At a glance
- Guaranteed Rent is a fixed monthly income for two to five years, whether or not the property is empty or the rent is paid, with no fees, no commission and no set-up costs.
- It is a different arrangement from a managed let, so the terms matter far more than the headline, and you should have them in writing before you agree.
- Whatever the scheme, rental income is still taxable and the property still has to meet the legal standards. See buy to let costs and tax and your legal responsibilities.

What Guaranteed Rent is
Instead of receiving the rent a tenant pays, you receive a fixed monthly amount for an agreed period of two to five years. It does not depend on void periods (weeks when the property is empty) or on rent arrears, and there are no fees, no commission and no set-up costs.
The terms for your particular property, including the monthly amount, the length of the arrangement and what you must do in return, are agreed with our lettings team. Talk to them or start with a free rental valuation to see what the property could let for on the open market.
Questions to ask about any guaranteed rent offer
These are worth asking of us and of anyone else, because the details decide whether a guarantee suits you.
- What is the monthly amount, and how does it compare with the rent the property would achieve on the open market?
- How long does it last, and what happens at the end: does the property come back to you, and in what condition?
- Can either side end it early, and on what notice?
- Who is responsible for repairs, maintenance and the safety certificates during the term?
- Who lives in the property, and does the arrangement affect whether it needs a licence?
- What do I need to tell my mortgage lender and my insurer?
- Is everything in a written agreement I can have a solicitor check?
